Should I still pay my taxes?
To avoid late penalties, you must pay your taxes before the deadline, even if you file a complaint. If the Board alters your assessment, the City will adjust your tax account. You may request a refund of the tax adjustment by writing to the Assessment and Taxation Branch.
What happens if my complaint is received after the deadline or without the required fee?
Complaints submitted after the deadline or without the required filing fee are invalid. The Board must dismiss these complaints. Your filing fee will not be refunded if the Board dismisses your complaint.
Will my filing fee be refunded?
This fee will be refunded if a change is made to your assessment by either the City assessor or the Board.
If you withdraw your complaint or the Board confirms the assessment, the filing fee will not be refunded.
Do I need to allow extra time if I send my complaint or disclosure by mail?
Documents sent by mail must be received on or before the deadline. If filing your complaint or disclosure by mail, please allow time for delivery.
What is the difference between assessment and taxes?
Assessment is the process of estimating the value of a property. Taxes are determined by applying a tax rate (determined by the City) to the assessed value.
The Board can only hear appeals about the assessed value of a property. You cannot file a complaint about the tax rate.
How much could I save on my property taxes?
Taxes are estimated by applying a tax rate to your property's assessed value. In 2018, $10,000 of assessed value resulted in an estimated $84.83 of taxes for a single family residential property. For example, if your assessment was reduced by $30,000 it would result in your taxes being reduced by about $254.49.

What if I do not want to proceed with my complaint?
Forward your completed Withdrawal Form to the Assessment Review Board office.
What if I reach an agreement with the assessor before my hearing?
If you reach an agreement with the assessor before the hearing, your hearing will be cancelled and your filing fee will be refunded.
What hearing formats are available?
Hearings are scheduled to be heard via video conference, teleconference, in writing or in person. If a party wishes to request a change to the hearing format they must complete a Hearing Format Change Request at least 14 days prior to the hearing.
Where are in person hearings held? Is there parking?
The time and location of your hearing will be shown on your Hearing Notice. You will receive a notification by mail or e-mail. In person hearings are held at the Board office in the Churchill Building at 10019-103 Avenue.
Paid parking is available near the Board office.
How long will my hearing last?
Most residential hearings last between 60-90 minutes. More complex matters may take longer.
Do I have to dress up?
You don’t have to wear a suit and tie or a dress but you might want to wear something similar to what you would wear to a job interview.
Can my assessment be corrected before a hearing?
The assessor may make a correction to an assessment under complaint. If this happens, your hearing will be cancelled and an amended notice of assessment will be issued. In this case, your filing fee will be refunded.
